What to Do If Your Home Appraisal Comes in Low

A home appraisal is a professional estimate of a property’s market value — and in most Canadian home sales, your lender orders it to confirm that the home is worth what you’re asking or offering. Sometimes the appraisal comes in lower than the sale price, and that can be stressful whether you’re buying or selling. The good news is that a low appraisal doesn’t have to end the deal; there are practical ways to handle it in today’s market.

Understand What a Low Appraisal Means

When an appraiser assigns a value lower than the agreed purchase price, the lender will generally only finance up to the appraised amount. That means you could face a gap between the loan amount and the price you agreed on. Lenders do this to protect themselves and you, because they only want to lend based on current market value and comparable sales in the area. 

Review the Appraisal Report

Ask for a copy of the appraisal report and go through it carefully with your REALTOR® or mortgage broker. Sometimes appraisers use the wrong square footage, miss recent updates you’ve made, or choose comparisons that aren’t the best match. If you spot errors or missing information, your agent can help compile supporting data like recent local sales and proof of upgrades to ask the lender for a reconsideration. 

Negotiate With the Other Party

If the appraisal comes in low and you still want to proceed with the sale, both buyers and sellers can talk about adjusting the price. Sellers may consider reducing the price to match the appraised value or meeting the buyer partway. Buyers might be willing to proceed if the seller adjusts the price or offers other concessions. These negotiations depend on how motivated both sides are and current market conditions. 

Increase Your Down Payment or Cover the Gap

If the appraisal is lower than expected and the seller doesn’t adjust the price, buyers can make up the difference with a larger down payment or additional cash at closing. This means paying out of pocket to bridge the gap between the appraised value and the agreed sale price so that the lender will finance the loan. 

Explore Other Financing Options

In some cases, buyers can work with a mortgage broker to find other lenders who may consider the purchase differently or offer alternative financing solutions. That might include private lenders or specific mortgage products that are more flexible with appraised values. Your broker can explain how these options compare in terms of interest rates and overall cost. 

Know Your Rights and Conditions

Many purchase agreements include a financing condition or appraisal condition, which protects buyers if the appraisal comes in low. These clauses allow the buyer to renegotiate or walk away from the deal without losing their deposit if they cannot secure financing at the appraised value. It’s important to know whether this type of protection is part of your contract before waiving any conditions.
