Life doesn’t always go according to plan. Job changes, illness, rising expenses, or unexpected costs can make it hard to keep up with your mortgage payments. If you’re worried about what might happen if you can’t pay your mortgage, it helps to understand the typical process in Canada and the options you may have.
Missing a mortgage payment doesn’t automatically mean losing your home, but it does start a chain of consequences. Most mortgage lenders offer a short grace period after a missed payment before charging a late fee. If the payment remains unpaid past that window, the lender is likely to report the missed payment to credit bureaus, which can negatively impact your credit score. A poor payment history can make it harder to borrow in the future, refinance, or even qualify for other lines of credit.
If payments continue to be skipped, interest and penalties can add up, increasing the total amount you owe. This situation is called default once multiple payments are missed and your mortgage agreement isn’t being met.
The most important thing you can do if you’re struggling is to contact your lender as soon as possible. Banks and other financial institutions prefer to work with you to find a solution instead of immediately pursuing legal action. In many cases, they will offer options like payment deferral, special payment arrangements, or short-term adjustments that fit your situation. Acting early gives you the best chance of avoiding serious consequences.
If you’re at risk of missing payments, lenders may offer temporary relief measures, such as deferring payments for a specific period or adjusting your payment schedule. These are designed to help you through short-term financial strain but may extend your amortization or increase total interest paid over time. Discuss all available options with your lender so you understand both the short- and long-term effects.
Another option, if keeping up with payments is no longer feasible, may be to sell your home. Selling before missing too many payments can allow you to pay off the mortgage, preserve equity, and avoid foreclosure or power-of-sale proceedings.
If you’ve missed several payments and haven’t worked out an agreement with your lender, they may proceed with legal steps to recover what’s owed. Different provinces use different legal processes, but in general a lender can begin a process that could eventually result in them selling the property to recover the debt. The lender often starts with notices and deadlines that give you time to remedy the situation before the home is sold. In the most serious cases, a foreclosure or a power of sale can take place, and the home is sold to pay off the mortgage balance. If the sale doesn’t cover all the debt, you may still owe the difference in some cases. Conversely, if the home sells for more than the amount owed, you may receive the surplus funds.
Missing a payment here and there can happen for many reasons, and many homeowners navigate these moments successfully by communicating early and exploring options. Ignoring missed payments, however, makes the situation more serious and limits your options.
