How to Calculate Your ROI on Investment Properties

What Is ROI?

ROI stands for Return on Investment. It measures how much profit you’ve made relative to your initial investment. A good ROI means your property is generating solid income after expenses.

Step 1: Determine Your Net Operating Income (NOI)

Start by calculating your Net Operating Income:

NOI = Rental Income – Operating Expenses

Rental income includes all rent you collect annually. Operating expenses include property taxes, insurance, repairs, maintenance, property management fees, utilities you cover as the owner, and any other regular costs.

For example, if you collect $18,000 a year in rent and spend $7,000 on expenses, your NOI = $11,000.

Step 2: Include Any Other Income and Costs

If your property generates additional income — like laundry machines, parking fees, or storage rentals — add this to your rental income. On the cost side, include regular but non-capital expenses. Do not include mortgage principal repayments here, as ROI focuses on property performance, not financing choices.

Step 3: Calculate Your Initial Investment

Your initial investment includes your down payment plus purchase closing costs like legal fees, inspection costs, and any upfront repairs or renovations needed to get your property tenant-ready.

For instance, if your down payment was $60,000 and you paid $5,000 in closing and initial setup costs, your total investment is $65,000.

Step 4: Now Calculate ROI

Use this formula:

ROI = (Annual NOI ÷ Total Initial Investment) × 100

From the example above:

  • NOI = $11,000

  • Investment = $65,000

  • ROI = ($11,000 ÷ $65,000) x 100 = 16.9%

That means you’re earning a 16.9% return on your property investment before tax and financing costs. This number helps you compare this property’s performance to others or to different types of investments.

Why ROI Matters to Investors

ROI gives you a quick snapshot of how well your property is performing. A higher ROI means you’re making more on each dollar invested. It also helps you decide whether to:

  • Hold a property

  • Improve rents

  • Upgrade features to attract better tenants

  • Adjust your operating costs

  • Buy additional properties

Here are a few ways investors often boost their returns:

  • Increase rent responsibly when the market allows

  • Reduce operating costs through efficient maintenance and planning

A Note on Financing

Mortgage payments are not included in this basic ROI calculation because financing choices vary and can skew comparisons between properties. You can calculate a cash-on-cash return if you want to include financing effects, but the straightforward ROI formula above gives you a clear picture of your property’s underlying performance.
